Local return-to-office policies are helping to fuel the resurgence, said luxury real estate agent Alexander Fromm Lurie, who is the brother of San Francisco Mayor Daniel Lurie.

The city’s existing “mansion shortage,” coupled with “a massive influx of buyers who want to be back in the city,” is making it difficult for even his wealthiest clients to find quality housing, according to Lurie.

ProxyFL: A Proxy-Guided Framework for Federated Semi-Supervised Learning
Duowen Chen, Yan Wang
arxiv.org/abs/2602.21078 arxiv.org/pdf/2602.21078 arxiv.org/html/2602.21078
arXiv:2602.21078v1 Announce Type: new
Abstract: Federated Semi-Supervised Learning (FSSL) aims to collaboratively train a global model across clients by leveraging partially-annotated local data in a privacy-preserving manner. In FSSL, data heterogeneity is a challenging issue, which exists both across clients and within clients. External heterogeneity refers to the data distribution discrepancy across different clients, while internal heterogeneity represents the mismatch between labeled and unlabeled data within clients. Most FSSL methods typically design fixed or dynamic parameter aggregation strategies to collect client knowledge on the server (external) and / or filter out low-confidence unlabeled samples to reduce mistakes in local client (internal). But, the former is hard to precisely fit the ideal global distribution via direct weights, and the latter results in fewer data participation into FL training. To this end, we propose a proxy-guided framework called ProxyFL that focuses on simultaneously mitigating external and internal heterogeneity via a unified proxy. I.e., we consider the learnable weights of classifier as proxy to simulate the category distribution both locally and globally. For external, we explicitly optimize global proxy against outliers instead of direct weights; for internal, we re-include the discarded samples into training by a positive-negative proxy pool to mitigate the impact of potentially-incorrect pseudo-labels. Insight experiments & theoretical analysis show our significant performance and convergence in FSSL.

Moods are always tangled with assessments (opinions/interpretations). When you want to shift (or nurture) a mood, you can examine the assessments associated with it… See if they’re grounded or not… See if their actions you can take about them or not.
In my experience that simple process reliably moves moods.

#Gentoo #jobserver revealed another problem with steve in particular, and (I believe) the jobserver protocol in general: blocking clients are prioritized over polling clients.
The problem is simple: when handling blocking reads, steve can issue a job token immediately. When handling a poll, it merely indicates that a token is available, and the client must issue another read request to get it. So if tokens are scarce and there are both blocking and polling clients running, the former are likely to be taking all the incoming tokens.
My idea of working around this is to implement temporary reservations. If a client polls for a token, we reserve one for it. The reserved token can afterwards be only read by the same client. This way, both blocking and polling clients get a token — the former get it immediately, the latter get it reserved for them. And if there are no tokens available, both get into a single FIFO queue, for a poor man's round-robin (steve also throttles all reads to one token at a time).
However, polls technically don't guarantee that the client will eventually read the token, so we need to handle reservation expirations as well.

From Pig Tales by Marie Darrieussecq

There was no longer anything to keep me in the city, among people. If I hadn't been so heavy, I could have flown away like the birds.

But my rump, my breasts, all that flesh went with me everywhere. Not only did my spine ache, my chest hurt, too. I didn't want to lift up my dress to check on my spots, and my new breast pulled painfully beneath the skin, the way they do at puberty. I bent forward, and all that suffering disappeared. My dress stuck out stiffly around me, smelling richly of fresh…
I was convinced that my entire body was affected by some kind of freakish retention of blood. My complexion was turning ruddy, and the customers gradually fell into barnyard ways with me. Too engrossed in themselves and their pleasure, they never noticed a thing, but their new inclinations turned the massage table into a sort of haystack out in a field.

Some of the clients began to bray, others

grunted like pigs, and little by little, most

of them wound up on all fours. I told myself

Abstract: Radiance field-based rendering methods have attracted significant interest from the computer vision and computer graphics communities. They enable high-fidelity rendering with complex real-world lighting effects, but at the cost of high rendering time. 3D Gaussian Splatting solves this issue with a rasterisation-based approach for real-time rendering, enabling applications such as autonomous driving, robotics, virtual reality, and extended reality. However, current 3DGS implementations are difficult to integrate into traditional mesh-based rendering pipelines, which is a common use case for interactive applications and artistic exploration. To address this limitation, this software solution uses Nvidia's interprocess communication (IPC) APIs to easily integrate into implementations and allow the results to be viewed in external clients such as Unity, Blender, Unreal Engine, and OpenGL viewers. The code is available at github.com/RockyXu66/splatbus.

Are spaces or multi-channel groups (like discord) a thing in xmpp? Which clients support that on iOS and Linux and etc?
Is Movim a client or a server or what?
Are groups hosted in the server of the user who created it like on Matrix or what?
Any easy tutorials I could send to my discord friends?

Nvidia doing geolocation at the chip level? (First URL below)
I've done some work on the problem of finding "best" bindings between network clients and services. It is a problem that reaches into the method that Nvidia seems to be using, which is to measure latency. (My work, never finished is visible via the 2nd URL, below.)

«Dans cette mise Š l’enquête, une partie des anciens plans du bâtiment sont visibles. On peut voir notamment la porte intérieure du bar. Elle mesure 1 mètre 50, avec ouverture non réglementaire. En effet, l’ouverture doit se faire dans la direction de fuite, ce qui n’est pas le cas sur le plan. La porte de la véranda s’ouvre également dans le mauvais sens, vers l’intérieur.»

Good Morning #Canada
Prior to #Retirement, my last decade in business was spent in #ReverseLogistics managing major retail and manufacturer clients. Reverse logistics is the process of managing customer returns with the objective of recapturing value or ensure proper disposal. It covers activities like processing, restocking where possible, repairs, recycling, refurbishing, and resale. This company in Mississauga is relatively small in comparison to a Costco or Walmart reverse logistics warehouse but it provides a glimpse at a little known industry that deals with $880B USD in annual returns worldwide. The industry is about to enter its busiest period as consumers will return over 10% of Christmas purchases, close to 30% for clothing. In the 1st 3 months of 2026 some remarketing B2B auction sites (representing Costco, Walmart, Home Depot, Target, etc) will be liquidating 100 tractor trailer loads per day, including stuff you're about to unwrap in a few days.
